FACILITY: Factory production. Circa 3,000m2

SERVICE: Rope access, invasive survey, core sampling.

BRIEF:

The factory had been suffering from intermittent leaks to various locations over a number of years  which was having an impact on production during heavy and prolonged rainfall.

The current owner had recently purchased the property and was aware the roof had been neglected over the years and instructed a condition survey that would allow a staged approach to repairs and upgrade over a period of 3 to 5 years in line with cashflow budgeting.

OUTCOME:

We identified issue with the existing overlapping edges of the profiles metal roof sheets and issue with the north facing roof lights. Our core sampling of the flat roofs confirmed an overlay was a suitable as the roof build up was dry with adequate insulation present.

A cost engineered design enabled the redundant north facing glazed rooflights to be encapsulated with a timber frame and then reinforced liquid membrane to ensure a seamless interphase between the flat roof and roof light could be achieved.

Roofing Advisors continues to partner the client and engage with project management for upgrading works and ongoing replacements together with annual PPM works. All details are uploaded to our Roof Manager portal which allows the client to track the progress of maintenance and upgrading. The record of maintenance also ensure roof warranties from system manufacturers are in line with their requirement to ensure the terms of the warranties are met.

An overall maintenance programme was proposed together with frequency of visits.
